A Reserve Study is a financial planning tool that breaks down a reserve account over an extended period of time (generally, 30 years). It examines major anticipated costs, and estimates when those costs may be incurred, and develops a funding plan for the organization to save for those inevitable expenditures, in a balanced and stable manner. The goal of the Reserve Study is to avoid a situation like deferred maintenance (due to insufficient funding to pay for a large project). We can't know for sure when a major asset will fail or require expensive repairs, but we can estimate and project, which is what the Reserve Study aims to do. We can examine a 30-year time horizon, and estimate what years will have expenditures, how much those expenditures might be, and use that information to develop a funding plan (essentially an "annual savings plan") in order to save the money today that we will need tomorrow.

In the State of Nevada, Reserve Study Specialists who work with Common-Interest Communities must hold a permit issued by the Nevada Real Estate Division (NRED). NRED's website has a listing of all people who hold this license. As of this writing (Jul 2023), there are approximately 36 licensed Reserve Study Specialists with active permits in Nevada. No. Reserve Study Specialists are not necessarily experts in any specific trade, and are not qualified to make assessments on these things. For example, a reserve study may project a roof to be in need of replacement in the year 2035. This is an estimate based on the age of the roof, based on industry average useful life of a roof, and an assumption that the client takes appropriate steps to properly maintain the roof, as determined by a licensed roofing contractor. The Reserve Study Specialist is simply making an estimation based on common factors, but is not a roofing expert, and is not issuing a guarantee with any certainty on the current condition of the roof. We always recommend our clients use the Reserve Study as a planning tool, in consultation with experts in each related field, in order to properly budget for their reserve needs.
